Estimator (Construction)
Baltimore, MD

The Estimator receives project plans and scope of work documentation, reviews them and prepares cost estimates that ensure the scope of work contained in the Request for Pricing has been covered. This position will assist with the project through completion and participate in a close-out meeting to ensure that feedback is reflected in future estimates.

Estimator Responsibilities:

  • Coordinate and assist the project team in establishing the project scope and standards of construction projects

  • Distribute pricing documents to ensure complete and competitive pricing from subcontractors

  • Gather, calculate and compile data for use in bid proposal estimates

  • Review drawings for constructability

  • Maintain Estimating database to include all CSI Divisions.  The Database shall be maintained using consistent follow up and validation though trusted industry partners

  • Assist with the conceptual estimating, including quantity takeoffs

  • Attend design meetings, team meetings and bid day pricing

  • Build relationships with subcontractors and design teams

  • Decision making, research and analytical problem-solving skills

  • Time management with the ability to organize, assess and prioritize multiple tasks, projects, and demands, and to work independently

  • Possess strong verbal and written communication skills, and interact effectively at all levels within the organization

  • Four (4) to ten (10) years of applicable industry experience

  • Quantity take-off experience using “On Screen Take Off” or similar estimating software

  • Detailed scope writing experience

  • Pricing experience and reviewing vendor quotations

  • Presentation experience

  • MS Office – Microsoft Word, Excel, Power Point and Outlook experience

  • Commercial construction industry experience

  • Blueprint Reading experience

Scheduler (Construction)
Baltimore, MD

Minimum of five years’ experience in P6 schedule development, maintenance, and analysis for construction project schedules. The position requires critical thinking to develop and analyze resource loaded project schedules. The candidate must understand and apply construction terminology, concepts, and relationships. Scheduler will monitor, review and report to the Project Managers the schedule status of the projects with regard to compliance to the construction contract specifications and other documents. Scheduler must have the capability to critique schedule data and communicate to the Project Managers the impact of that analysis. Federal government and/or military construction project experience preferred. Construction related degree preferred.

Scheduler Responsibilities:

  • Must have at least 7-10 years of construction experience

  • Proficient in Primavera 6 Scheduling software with at least 5 years of experience

  • Excellent communication and analytical problem-solving skills

  • Proficient with writing schedule narratives

  • Understanding of Engineering/Construction operations schedules/environments

  • Proficient in gathering, maintaining, reporting and analyzing schedule data

  • Proficient in cost, manpower, and equipment resource loaded schedule

  • Self starter, task focused, and capable of working in team environment

  • Demonstrated ability to perform schedule updates in accurate and timely manner

  • Bachelor’s degree in Engineering, Construction Management, or related field preferred

  • Occasional travel to project sites may be required

Project Manager
Baltimore, MD & Washington, DC

Responsible for the overall management of the project including the scope, schedule, and budget.  Ensures that the project team members are fully utilized.  Oversees tasks such as budget management, space planning, furniture and finish specifications, voice and data cabling, move management, and furniture installation.  Works diligently to adhere to established contract documents, regulations, laws, and governing authorities.  Interacts with the client on a day-to-day basis and ensures all work performed is conducted in compliance with the contract.

Technical Capabilities:

  • Minimum of 4 years experience with a bs/ba degree

  • Experience with managing the design process

  • Programming and Scope development experience

  • Contract management

  • Proven ability with client communications

Construction management skills:

  • Ability to read architectural and engineering drawings

  • Ability to create project budgets and schedules; manage and track TI disbursements

  • Coordinate and facilitate building due-diligence evaluations

  • Ability to forecast and track construction costs through the life of the project and provided variance reports as needed.

Project management skills:

  • Ability to speak the language of Project Management (GC, MEP, RFQ, RFP, RFI, LOI, COI, LEED, VE, TI)

  • Ability to produce reports, evaluation comparisons, summaries, meeting minutes

  • Ability to read, comment and advise clients on lease documents, construction documents, contracts, agreements, proposals, etc.

  • Ability to work with brokers, landlords, architects, engineers, GCs and vendors (i.e. A/V, low voltage cabling, signage, security, telephones, movers, LEED, furniture, etc.)

  • Ability to write RFPs for AV, Commissioning, Design, Construction, Furniture, Moving, Data Cabling, Signage, etc.

Strategic & leadership skills:

  • Follow internal organization processes and infrastructure to grow and fulfill KGO’s long range objectives and goals

  • Identify tailored approaches to client needs

  • Provide project leadership

  • Develop strong relationship with client(s) as trusted advisor

  • Uphold and maintain the KGO culture both internally and externally

  • Build network of business contacts through attending functions, participating in committees, etc.

  • Identify areas of opportunities for cross-selling other KGO services
